Almost all the homes offered to us for take over have little or no equity in it. Since mortgage loans cost money, credit and time to take out, it makes no financial or business sense for us to take out a loan. We are running a business. As such, we cannot buy "full priced" homes with new mortgage loans and stay in business long-term. That is not our business model. Some homes offered to us are those behind in mortgage payments where the threat of foreclosure is quite imminent or even homeowners who are not behind in payments but who want to walk away from their property for whatever reason. They only way for homeowners to reasonably "sell" the house in time and save the home from possible foreclosure is for us to "take over" the home, **pay the arrearages if feasable, and maintaining the mortgage payments. In this "takeover" process, we do buy your home but in a less conventional way. Keep in mind that selling your house by having us take over the payments is the "least worst option" compared to what will happen if you just plain walk away and foreclose.


What we do may not be for everyone. Just those who want to walk away or are considering it. Many homeowners we have assisted by taking over their homes have been pretty happy with us. We've relieved them of the stress associated with an unwanted burden, liability and payments! Trying to sell your house the "traditional" way when you are "upside down" or "underwater" you may be required to bring to the closing table $10k, 20k, 30k or much, much more depending on what you owe versus what your property is worth. Many sellers prefer our way, having little to no out of pocket expense to sell their house this way (Mortgage Relief Program) instead of draining their life savings to try to sell their house. We helped them at a time when few real estate agents or buyers/investors could but should be willing to let them know that this option exist. Not that we are against any real estate agents or investors because we frequently work with them. Lots of people including realtors would have you believe that this is illegal. It is very legal. Selling "subject to the existing mortgage" is mentioned in many real estate manuals and training across the country...they just don't TEACH it to realtors! Most people including realtors have not seen the paperwork or documentation on the many, many homes sold this way or been involved in a sale this way. Currently we know of a  few lawsuits pending against realtors because they did not offer their sellers this option (selling their house subject to the existing mortgage) and were foreclosed on! Many sellers and homeowners prefer our Mortgage Relief Program and would prefer NOT to ruin their credt for 7 years or more and suffer other consequences.


Q. Will the lender or bank be made aware of who will be making the payments?

A. In all transactions we do the bank or lender is properly notified and fully aware of
   who will be making the payments.


Q. What about the "due on sale clause"? If property is transferd can't the lender
    or bank call the loan due?

A. Very rarely will the lender call the loan due especially when payments are being
    made. In addition how we acquire and hold the property the due on sale clause
    is not applicable. Often lenders call us and know that we are making payments
    and are the new owners of the property.


Q. How fast can we do this?

A. As fast as 21 days or less in some cases.


Q. Will we charge you anything?

A. No. We charge no fee's or commission associated with these transactions.


Q. Can we help every homeowner?

A. Almost everyone.... We are not able to help everyone but most homeowners we can and we'll do our best. Every home and homeowners circumstances are different.
